Handling transactions and people professionally and respectfully can be challenging at times. We've all had an experience dealing with someone that we felt acted in an unprofessional manner, or maybe was even rude. Don't risk your reputation or your livelihood on a misunderstanding due to poor communication, disrespect or other unprofessional traits. Understand some of the trigger areas that cause conflicts and explore ways that you can rise above the situation, without putting yourself in the middle and jeopardizing the transaction.

Maryland's First-Time Homebuyer Savings Account Legislation (HB 463)
is one of Maryland REALTORS® 2018 legislative priorities. This is an extremely important, multifaceted, targeted advocacy campaign that will focus on constituents/consumers of legislators who serve on key committees.
Why is this bill important?
The percentage of first-time homebuyers (particularly young, first-time homebuyers) has dropped to historic lows. A normal percentage of first-time buyers over the last 3 decades has been about 40%. In 1981, first-time buyers made up 44% of the market but fell to a low of 30% in 1987. Although the rate over the last three years has not hit the low mark of 30%, it did fall to a 30-year low in 2015 - at just 32%. In the last three years, it jumped to 35% in 2016 but fell again to 34% in 2017.
This thirty-year low is very surprising for several reasons:
- First, we have had historically low interest rates. The cost of mortgages has been incredibly affordable over the last decade.
- Second, although our market suffered significantly due to the economic downturn, the market has shown signs of
year-over-year recovery since at least 2013.
- Third, down payments are lower, which should be an incentive.
But it is clear that first-time buyers are struggling. The improving market is driven in large part by repeat buyers whose property values have recovered and can move on to purchase another home. While the return of more repeat buyers is great, a healthy, real-estate market is driven by first-time buyers. First-time buyers are the first rung of the home ownership ladder. Without them, home sellers who wish to purchase their next homes are disadvantaged.
